Building and Land Use  | Building Permit and Land Use Desk | The City of Fairwood will become responsible for building and other land use permitting. The City may initially contract for some services in this area, but it is likely that the city will very quickly establish a building permit and land use desk. Cities typically fully recoup the cost of this operation through permitting fees. This service is likely to experience high initial demand. | | Comprehensive Land Use Plan | Upon incorporation the City is required by state law to develop a comprehensive plan. The comprehensive plan is framework for setting land use policy and making land use decisions. The city will then adopt regulations to govern zoning, plats, subdivisions, concurrency, critial areas, impact fees and other regulations necessary to implement the policies of the comprehensive plan. | | Capital Facilities Plan | The City is also required by state law to develop a capital facilities plan. This plan guides the development of public land, pubic structures, street and utility improvements. |
